This 619 acres for auction forms part of a larger aggregation, successfully farmed by the same family for the better part of 140 years.
With an excellent balance of quality creek flats and elevated grazing country, the current operation centres on a cattle breeding, with lucerne and forage crops grown to supplement established pastures of Rhodes, clover, creeping blue grass, and kikuyu. However, the versatility of the land and its proximity to major saleyards and processors enables the owners to adapt and capitalise on market opportunities as they arise.
The property spans both sides of the road with Christmas Creek forming the western boundary. Along the creek, a 12,000* gallon/hr bore irrigates 40–50* acres through 6" underground mains, with scope to extend irrigation to a further 60* acres across the road. A 90ML water allocation included in the sale, adds valuable water security.
Approximately 70% of the fencing is new, dividing the property into 5 paddocks. A new bore reticulates to three troughs via a header tank, with a natural gully providing additional seasonal water.
The land on the eastern side of the road comprises gently sloping grazing country, rising to steeper ridges of Ironbark and Bluegum at the back. Cattle will work these hills well in the winters months for feed and warmth. There are plenty of level, flood free areas here for infrastructure, taking in sweeping views of the valley and surrounding farms.
This is a highly capable property, offering scale, water reliability and operational flexibility. Please contact Danny Bukowski at C1 Realty for more information or to arrange an inspection. Ph. 0427 007 116.
